I appreciated everyone’s responsiveness at the office (with Tony and Gail even answering me on their vacations) and the ease of the document submission process. There seemed to be a slight hiccup with the home insurance submission (it kept telling me there wasn’t a submission even though the provider through Blend had provided the info) but if that’s the worst thing I can say about the process, I’d say that’s a total success.

Communication was great around the board. The part we were disappointed with was a last minute change in the loan terms before closing. We were pre-approved for a small loan compared to our income at 6.5% for a 30 year conventional loan. We found the house we wanted and we spent weeks getting ready to close. Within the final week before closing, we were told we had to switch the loan to a 2nd home/investment home because we didn't have employment in the new area yet and our current jobs were too far away from the new home. We communicated we were planning to get new employment but still live in our current home until then, well before the final week. Then we were considering the rate and down payment options with the increased “2nd home” rates. The rate and down payment that was “locked in” we never agreed to. We did get $500 off the points that was locked in because of the complaint, but the down payment was 25% instead of our planned 20%. So all this cost us an extra $13000 down and $100 per month. This was our second time using First Horizon and it was unfortunately an expensive one. We now have new employment set up near the new home only 2 weeks after we closed. Underwriting wouldn't approve the original pre-approved terms. If we would've known this sooner we would've secured employment before buying.Communication was great around the board.
